Obtaining a resident visa in Dubai
When making a real estate investment, if the investment is at least 750,000 dirhams, i.e. around 175,000 euros, it qualifies for a three-year resident visa. If you wish to receive it, there are other criteria for obtaining a Gold Visa, which lasts for 10 years.
Advantages :
The gold visa allows you to live in the United Arab Emirates, as well as your spouse, your sons under 30 and your daughters (there are no age limits for daughters), and your parents, who can receive a visa valid for 10 years. What’s more, you can keep your visa without coming to Dubai at least once every 6 months.
Terms and conditions :
To obtain the Golden Visa, you need to make a real estate investment of at least AED 2 million, i.e. around 500,000 euros. It is possible to accumulate several properties to reach AED 2 million. Purchases on payment plans are accepted, so if the property costs 600,000 euros, you will pay 100,000 euros for the time being and receive the visa. If the purchase has been made by two people, not from the same family, their share must be at least 2 million, and their shares cannot be accumulated. The visa is valid for 10 years and is renewable for as long as you own the property.
Documents to be provided :
To receive the golden visa, you should bring your title deed stating the price for which you acquired the property, a copy of your legible passport, a passport-size photo and a certificate of health insurance, from an insurance company established in the Emirates only. For health insurance, please contact the Dubai Land Department.
Expenses :
- The medical examination costs 700 AED, that is about 175 euros.
- The cost of an identity card is AED 1,153, that is approximately 280 euros.
- Visa formalities costing AED 2706.75, equivalent to approximately 670 euros
- The DLD fee is AED 4,020, which equals €1,000.
- And administrative fees are AED 1,155, that is about 290 euros.
The total cost is AED 9,734.75, that’s just under 2,500 euros.

You can obtain your golden visa at the Dubai Land Department – Main Office (Cube Centre), open Monday to Thursday from 8am to 2.30pm and Friday from 8am to 11.30am.
